LOCATION: Located about ten miles east of Yost, Idaho in Northern Utah within the Sawtooth National Forest, Raft River Range, and George Creek drainage.

DESCRIPTION: 160 acre quarter section - 1/2 mile x 1/2 mile. The Sawtooth National Forest Service surrounds all four sides. Elevation ranges from approximately 8,200 ft to 9,000 ft. The land has some areas as steep as 55% grade but there are several flat or semi flat places to allow for cabin sites, etc. The property was originally owned by the railroad. Until the summer of 2006 it had no roads and to that time had never had a vehicle on it. It is virgin property and timber. It is currently unzoned in Box Elder County, but the agent has been told a building permit can be given with water shares. ROADS: A new road has recently been constructed to the heart of the property. However, it does not reach the major stream. The main stream, George Creek, requires about a 200 yard hike. The existing road has not been graded with a motor grader. The access road can be gated at property line.

TIMBER AND VEGETATION: Of the 160 acres, approximately 130 are timbered. Timber species are Douglas Fir, Engelmann Spruce, Sub Alpine Fir, and Quaking Aspen. Many of the spruce reach heights in excess of 110 ft., and have a 4 ft diameter breast high. It is estimated that 1000 trees will yield 1000 board feet or more, and some as much as 3,500 board feet. There is a significant amount of down fall from 15 to 20 years past. About 70% of the property is heavily timbered. Gooseberry bushes are abundant, as well as many wild mountain flowers. In addition, it is estimated that there is much value in the timber on the property.

FENCING: The property is not fenced on the boundaries. However, two sides, the south and east, do have fences but they are not on the boundaries.

UTILITIES: There are no utilities on the property. Electric power is about five miles from the property. However, power can be generated from propane tanks. There are currently no water rights. A drain-field septic system can be installed.

STREAMS: George Creek is the main stream and flows approximately 3/8 mile through the property year round. There are several small streamlets, but they normally dry up about the beginning of August. There are several small springs, some of which flow annually. George Creek is beautiful with many small falls, chutes and pools. Timber grows to the stream bank on both sides in most areas.

WILDLIFE: George Creek has abundant native cutthroat trout. They are pan size to 10" in length. Mule deer are plentiful with an occasional moose. Some coyotes and other small animals such as chipmunks, rabbits, hawks and other birds roam the property.

ACCESSIBILITY: From Naff, Idaho, travel west about 6 miles then turn south and continue about 2 miles. Next, go 5 miles up One Mile Creek to One Mile Summit on the maintained county road. Then turn south towards "The Meadows", which is 4 miles on narrow and slow road. From the One Mile Summit to the property is 4.5 miles, or about a 30 minute drive. Four wheel drive vehicles are recommended.

LOGGING: Approximately 2.5 acres were selectively logged in the summer 2006.
